How do I apply for a rental property in Richmond?
Find a home on our available rentals page and complete the online application. Each application includes screening for credit, background, and income to ensure qualified residents are placed in our properties. -
How do I submit a maintenance request?
Log in to your resident portal to submit a maintenance request anytime. Be sure to include details and photos so our team can respond quickly. For emergencies, call our office and follow the emergency prompts. -
When is rent due and how do I pay?
Rent is due on the 1st of each month. The easiest way to pay is through your online resident portal, where you can securely submit payments and manage your account. -
Can I have a pet in my rental home?
Pets must be approved in advance. Contact PMI Richmond before bringing a pet into the property. Approved pets may require additional deposits and a signed pet agreement. -
What happens if my roommate moves out but I stay?
The departing roommate must submit proper notice. Remaining residents may need to requalify financially. Security deposit funds are not partially refunded during occupancy, so any shared funds should be settled between roommates. -
What is the move-out process?
Provide written notice based on your lease terms. PMI Richmond will provide move-out instructions, schedule your inspection, document property condition, and process your security deposit in accordance with Virginia law. -
Who pays for maintenance and repairs?
PMI Richmond coordinates all maintenance. Residents may be responsible for costs related to tenant-caused damage, missed appointments, or unauthorized repairs beyond normal wear and tear. -
When will I receive my security deposit back?
Security deposits are returned within 45 days after move-out as required by Virginia law, provided the property is returned in good condition and all lease terms are satisfied. -
Who do I contact for a maintenance emergency?
Call our office and follow the emergency prompts. For immediate dangers like fire, gas leaks, or flooding, contact emergency services first, then notify PMI Richmond. Non-urgent issues should be submitted through the resident portal.
